Landscape Design in Dallas, McKinney, Frisco & Prosper
A landscape plan drawn without accounting for Blackland Prairie clay, 100°F summers, and HOA plant lists is a plan you'll be redoing in three years. Grayscape's design process starts with your soil, your sun exposure, and your city's rules — then builds a plan around your style, not a stock template dropped onto your lot.
What's included in a design
-
Full-property or phased plans — front yard, backyard, or whole-property design broken into build phases that fit your budget and timeline
-
Planting design — plant selection matched to sun exposure, soil type, and mature size, so beds don't outgrow themselves or die in year two
-
Hardscape and structure integration — patios, walkways, pergolas, and lighting planned as part of the same design, not bolted on later
-
Drainage and grading plans — addressing standing water and runoff before plants and hardscape go in, not after
-
HOA-ready design packages — scaled drawings and plant/material lists formatted for architectural review committees
-
3D renderings — for larger or full-property projects, a visual walkthrough of the finished design before construction starts
Designed around this soil and this climate
Most stock landscape plans fail here for the same two reasons: plant selection that ignores expansive clay and alkaline soil pH, and irrigation zones that don't match sun exposure across the property. We test and amend soil where needed, group plants by water need (hydrozoning) so you're not overwatering shade beds to keep up with a sunny bed on the same zone, and select root systems that won't heave nearby hardscape or foundations as they mature. For neighborhoods with strict design review — Stonebridge Ranch, Twin Creeks, Whitley Place, and similar communities — we also build plans around approved plant and material lists from the start, so nothing gets rejected in review and redrawn later.
Our Process
-
Site walk and consultation — sun exposure, soil condition, drainage, and how you actually use (or want to use) the property
-
Concept design — a scaled plan showing bed layout, hardscape, and major plantings
-
Revisions and HOA prep — refining the plan and formatting it for architectural review if needed
-
Installation planning — phasing the build if the full design isn't going in at once
-
Build and final walkthrough — installation to the approved plan, with a final review before we call it done
FAQ
How much does a landscape design cost?
Design fees typically run $500–$2,500 depending on property size and scope, often credited back if we install the plan. Full installation costs vary widely based on hardscape, planting, and lighting scope — we provide a detailed estimate after the design phase.
Can you design in phases if I can't do the whole yard at once?
Yes, and we recommend it for larger properties. We design the full plan up front so each phase builds toward the same finished vision instead of looking patched together.
Will my design need HOA approval?
Most Dallas, McKinney, Frisco, and Prosper communities require architectural review for major landscape changes, plant list changes visible from the street, and any structure (pergola, wall, fence). We prepare submission-ready packages as part of the design.
Do you help pick plants that won't die in our soil?
That's the core of the job. We match plant selection to your specific soil test, sun exposure, and water zone rather than using a generic North Texas plant list.
Can you redesign an existing landscape instead of starting from scratch?
Yes — many of our design projects are renovations of an underperforming or overgrown existing landscape, keeping healthy mature trees and reworking the rest.
